Renting a property through 1sthome is a straightforward procedure and is explained here for clarity.

Having decided to take a property you will be expected to secure your interest by paying a holding deposit immediately and to confirm your move in date. This payment is a part payment towards your six weeks rent deposit and will remove the property from the market, giving you an opportunity to sort out your references, without the worry of competition.

For the majority of our landlords references are processed by MARAS, an independent agency, for which there is an administration charge per person, payable at the time you secure the property. The MARAS application is now conducted on line. You will receive an email with the relevant link, and completing the form is straightforward. You will also be able to track your application online at the MARAS web site.

There are no agency fees!

Subject to satisfactory references, on the day you take possession you will sign a tenancy agreement for an initial term of either six or  twelve months and pay the balance of the deposit and the first month's rent in advance with cleared funds i.e. cash or bankers draft. Personal cheques are not acceptable. Thereafter the rent is paid calendar monthly by standing order mandate either on the  first day of each month or from the date you take possession. An inventory will also be conducted by a third party and the utility meter readings agreed. You will be responsible for all utility accounts and must register with the relevant company within a few days of moving in so that the supplies are not disconnected. Another point for tenants to bear in mind is contents insurance. A landlord insures their property but this does not cover your personal possessions. Accordingly you are encouraged to take out tenants insurance. 1sthome is an Introducer Appointed Representative, (IAR) for MARAS Insurance Products. And finally, when it is time to vacate your property, please make sure that it is clean and tidy as determined by the inventory. If time is pressing call the experts to ensure there are no cleaning issues over your deposit.

Please note: that in the unlikely event your application is turned down by the landlord due to the MARAS report being unfavourable, your fiscal commitment of three weeks rent is refunded in full  by 1sthome.
